Part Exchange lets you move forward with your new-build purchase without waiting to find a buyer for your current property. Once agreed, RPP remains your chain-free buyer. RPP's purchase is not dependent on an onward buyer being found, subject to property eligibility, valuation, survey, legal due diligence, contract and the agreed transaction.

How it works

Your move, in eight steps

    Independent valuations

    RPP arranges two to three independent local estate-agent valuations and reviews relevant local market evidence.

    Chain-free Part Exchange offer

    RPP reviews the independent valuation evidence, relevant market conditions, property characteristics and the requirements of the proposed transaction before preparing a clearly explained written Part Exchange offer, subject to a satisfactory RICS survey on the property.

  3. 3

    Customer accepts and RPP becomes the chain-free buyer

    The customer reviews and accepts the offer. The offer states its assumptions and conditions, and there are no estate agent fees to deduct. Once the Part Exchange is agreed, RPP is the customer's buyer. RPP's purchase is not dependent on a private onward buyer being found.

    Plot reserved

    The customer reserves their chosen plot with the developer.

    Legal work begins

    Solicitors are instructed, the memorandum is issued and searches are ordered.

    Move timing coordinated with your new home

    Where the agreed transaction allows, RPP will work with the customer and developer to coordinate completion around the new home's build programme. Exact arrangements remain subject to contract, developer timings and the individual transaction.

    Onward-buyer search and managed viewings

    While the customer's move progresses, RPP may begin looking for an onward buyer for the existing property. Any viewings are arranged through RPP in liaison with the customer. The outcome of these viewings does not create a property chain or determine whether RPP completes the agreed purchase, and will not extend the agreed completion timetable.

    Completion and additional moving flexibility

    On completion, the customer moves into their new home. In some transactions, RPP may agree a short licence-to-occupy arrangement to provide additional moving time. Availability, duration and conditions must be agreed in writing for the individual transaction. RPP does not charge the customer an additional fee for an agreed licence-to-occupy arrangement.

In a traditional sale, your move can depend on several connected transactions. A buyer withdrawing, a mortgage problem or an issue elsewhere in the chain may delay or disrupt everyone involved. Part Exchange removes the customer's onward selling chain by providing or arranging a chain-free purchase, subject to the agreed transaction.

Chain-free purchase with RPP-managed viewings

Once your Part Exchange has been agreed, RPP remains your chain-free buyer. RPP may begin looking for an onward buyer for your existing property while your move progresses, so viewings may take place. These viewings do not make your purchase dependent on another buyer and do not create a property chain. All viewings are arranged through RPP, and we will liaise with you in advance to agree a suitable date and time.

RPP's purchase of your property is not dependent on an onward buyer being found. If no onward buyer has been secured when you are ready to complete under the agreed transaction, RPP remains the buyer. Equally, finding an onward buyer will not extend the agreed completion timetable or require you to complete earlier.

Many traditional new-build Part Exchange schemes require customers to buy a new home worth substantially more than their current property—often applying a minimum value uplift. With RPP, there is no fixed requirement for your new home to be 30% more valuable than the property you are selling. Subject to property eligibility and the agreed transaction, you can upsize, downsize or move sideways—giving you greater freedom to choose the home that is right for you.
